No couches, no soft chairs, no clothes closets and no brand new cars with the exception that I did buy my wife an $80,000 Mercedes SUV about 7 years ago for a present and today the car has less than 2,000 miles on it because she doesn't want to feel like she is showing-off to her friends and our tenants.

From looking at the pictures, if you were selling, I would remove a few things from certain rooms, such as taking everything off the counters in the kitchen. removing one of the couches in the living room, removing both night stands in the bedroom, etc.

I'm laid up on my couch wishing I could do something fun!

It will go a bit better if you are renting out the lower level of a split level house so they can have some space on their own vs you fighting for your couch when you get home.

The National REIA conference even has an open mic session where people name "the good, the bad and the ugly" speakers and gurus that they have brought to their REIA.  

If they have an open mic portion, USE IT.
