Hi All,I'm currently looking to buy a multifamily but I'm wondering whether I should go for bigger complex instead of 4plexes.These are the the pros and cons that came in to my mind (Please feel free to add)Pros for 4 plexes:- Conventional financing- Easier to sellCons for 4 plexes:- More expensive price per unit compared to bigger complex- Smaller return compared to bigger complex- More competition in making offers (harder to find good deals)Pros for bigger complex:- Cheaper price per unit- Higher return- Less competition in making offersCons for bigger complex:- Commercial financing- Harder to sell- It's like putting a lot of eggs in one basketA little bit of background about me: I'm a buy and hold investor and currently looking to buy in Arizona.

At minimum You will need to produce the following: utility bill in your name, lenders like cable or house phone not a cell phone, bank accounts to be mailed to subject propert address, drivers license should have subject propert address.

I vaguely remember reviewing a course/software that would help identify land in purchase in order to lease out for billboards or cell towers.
