On the surface, I want to tell them it's a very good deal because you have cashflow from the sale of condos plus a financing exit with the cash out refi on the storefront.

We put down new engineered floors (hired out) and painted every single surface (ourselves), but other than that, the only other things we did were update the kitchen and both bathrooms.

Most of the time unless you completely gut the house to get rid of any surfaces that existed when lead paint was used  it will be difficult to get a full lead free certificate.
