I would do absolutely nothing.There is no reason to compete with stupidity as it will weed itself out.If one property comes to market at $400-$500 cheaper than actual market rents ONE lucky person will get that property and one foolish landlord will be losing a LOT of money.This would literally have zero impact on my ability to rent my place and I wouldn't for one second allow it to influence my pricing strategy.

Ultimately you'll want to make sure you have a good financial foundation and once that is set in place, learn your market, learn what to expect, stick with what you know or have the ability to learn and then you'll have a MUCH clearer picture of what to use those extra funds for.

The interest rate is only important for your ability to pay and will not factor into anything in the future from an equity standpoint (But good luck getting a 5% rate when market rates are nearly 7%.
