Kitchen is basically useless and cannot wash dishes in the tiny sink.

I was able to wash all the laundry overnight before we had to head to WSU and get rolling.Plus someone stole one of the small heaters I keep in the closets for winter guests if they need extra heat upstairs....dammit....

*Periodically inspect all sinks, bathtubs, washing machines, plumbing fixtures, appliances, windows, or anywhere water may be present to ascertain whether or not there is any water present around fixtures.

I'm in the car wash business currently, but am a serial commercial investor and any commercial investment that makes sense and is ready to close soon is good.

If it was a front loading washing machine-perhaps-I'd remind them to keep the door to that open if you have one.

Does anyone have profitable ideas for utilizing former car washes as investments? 

I had one tenant complain that he could never get hot water in his washing machine and that it made a strange clicking sound.

. $250 all in all after one month, my total expenses were: $6253.45That is not included some expenses I had not included here (Washing machine fix, landscaping, etc)The moral of the story is that S*** happens.

And as the buyer (my colleague) is now getting closer to closing it's starting to look like it might be worth just cleaning the place out and doing a very low cost rehab (paint, pressure wash and handyman repairs) for a quick sale.
