HELOC on the TH you're living in sounds the most doable (banks have more appetite to lend when it's owner occupied).Two cents - HELOCs can be great, but it is still debt and you'll want to make sure your base case expected return makes the juice worth the squeeze.

It could even be (more) interesting from a lifestyle point of view as you'll get to stay in different cities/houses every time you go.

Worth a shot IMHO.

I do have a fairly high percentage of my net worth (35%) in the PPR fund. 

Recently, have only used BP calculators, watched a few podcasts and only viewed the forums from the outside.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

No simple lazy-hacks to say it's worth-it because it's "cheap" vs previous price.

But you need a seller who understands, trusts you enough and has a long view to see the advantage.

I'm just trying to decide if the home is worth fixing and renting or do I just cut my losses and tear it down and use the property for other purposes.
