Tough one. 120 ft is nuts. 

i understand a true duplex might be a lot more expensive, but i think it's at least worth continuing to research and keeping an eye on.and sticking to my original point, OOS can be tough. 

Baltimore City is a tough market, especially for new or out of state investors.

Cleveland is a great cash flow market but it's tough to navigate from afar.

Short term is always tough but not impossible at all especially with the high level of education and good hospitals in MA.
