. I have seen situations where landlords and tenants are both very firm on their requested rent price and it was a minimal difference and the landlord let them move out and the money it cost the landlord to clean fix paint and rent the unit out to a new tenant outweighed the difference they would have made the tenant after moving expenses and paying first class and Security again probably outweighed what they would’ve paid had they just stayed so sometimes it’s better to just negotiate and flex a little to renew a tenant than to keep swapping tenants.

I have had more than a few situations lately where a client was gung ho about some creative 1031 related transactions (drop and swap, construction exchanges).... until we brought up how much the legal /exchange / related accounting fees could add up to.

Granted, if your plan is to swap properties before major capital expenses, that makes it easier --- pretty standard plan.Otherwise, just use whatever investment plan you have for the extra cash flow.

The few dollars of basis at the end of a cycle are insignificant compared to the likely appreciation after 10-20 years, and the swap or sale should be done based on larger portfolio plan, etc., rather than an arbitrary depreciation schedule.
