Its a whole different strategy, which makes it an opportunity as well.Still, there are hundreds of residences built in the 1950s and 1960s south of the tracks, especially in Gulfport and Biloxi, still standing after surviving both of these storms. 

We survived and appreciate everything we have earned or accomplished.

Financially speaking, I'm still saving, but the goal is 50k saved up (all costs: closing, fees, down payment, portion of rehabbing costs) by this summer with my fathers help on the cash all while I continuously save 50-80% of my work checks to fund for rehabbing this property and I work off my second job and "survive off of that."

So, even the governments desire to increase money supply to avoid recessions (which result in the in power political party being removed from office)  may not be enough to ensure real estate future price increases.While I still believe prices will go up IN GENERAL, LONG TERM, I don’t believe that most investors have the staying power to survive even a minor correction. 

So you're going to have carrying costs with this , as well as opening the door costs , as well as capital injections by both parties of an amount to be able to pay the bills of the llc just to survive as well as to grow business for yourselves .

@V.G Jason while I don't disagree with you about these cycles things do change and there are always ways to survive one way or another.

Normally a PM should get paid more.So the result is you get mostly PM's who struggle to survive and will pick up any business they can.

When the first spouse dies, the surviving spouse enjoys a step up in basis to both ownership portions of the property.

If this CD rate continue then I would be laid off in 24 months as tech would not survive and may start to liquidate rental one by one , worst case scenario lol….
