Financially speaking, I'm still saving, but the goal is 50k saved up (all costs: closing, fees, down payment, portion of rehabbing costs) by this summer with my fathers help on the cash all while I continuously save 50-80% of my work checks to fund for rehabbing this property and I work off my second job and "survive off of that."

So, even the governments desire to increase money supply to avoid recessions (which result in the in power political party being removed from office) may not be enough to ensure real estate future price increases.While I still believe prices will go up IN GENERAL, LONG TERM, I don’t believe that most investors have the staying power to survive even a minor correction.

So you're going to have carrying costs with this , as well as opening the door costs , as well as capital injections by both parties of an amount to be able to pay the bills of the llc just to survive as well as to grow business for yourselves .
