You'd need about 250-300k for a down payment for a starter duplex which may work better for you since you can utilize one side as a long term rental and the second side as an STR which you can use as you please but remember if you do a 1031 exchange you'd be limited on how much you can actually use that property to still be considered an investment and not a second home.

But for starters, here's what my brothers and I looked for in a program.- Direct Access: We knew we wanted to have direct access to the mentor whose name was on the face of the group.

If all goes well we know we got a great deal on this home with an extra building and will turn it into a great portfolio starter for the long term! 

The places you will find for $200k won't make the rent rule, which should be a non-starter for you.
