My thinking is.. if we're going to go to the trouble of building units with two restrooms, we might as well build in a third bedroom. with rents so high in so cal and with so many multi gens living together, my thought's are MORE ROOMS MORE VALUE BETTER RENTS. 

Splitting would still hold common restrooms and kitchen. 

There are 3 exam rooms with room for a 4th, a friendly and functional reception area with customer seating and front office, customer restroom, private office with bathroom, work area, break room, and storage room.

I was able to add value by repairing the foundation and rehabbing the restroom and kitchen.

My broker said she's happy to allow us to use our office for the meetup which has 2 restrooms and several gathering areas, and I'll bring some light refreshments for our first one at least!

Received a copy of the document and for some reason when checking the comparables 1) mine is appraised at $67sq/ft vs $103-121 and 2) they separated the porch and enclosed garage and outside restroom and they’re appraised even lower $29sq/ft ( note that everything was built as a part of the property - same construction builder.

As for the privacy door locks - they have more sense for restrooms rather than bedrooms.
