Question; do we design the eight units 2 bed 2 bath or 3 bed 2?

City; Riverside CA,

lot size 18,000 sqft

B class working family

we do our own builds 

2  bed 2 bath rents are around $2,150

3 bed 2 bath  rents are around $ 2,750

High demands for rents in the area.

my gut tell me I should do a mix of six UNITS THREE BEDROOM AND ONLY TWO TWO BEDROOMS,
