Again...It boggles my mind that people simply skip the good advise and cling to the ... questionable stuff everyone regurgitates.

Seems like a lot of folks regurgitating Grant Cardone or Gary V nowadays.

No.That is what every guru says and people regurgitate without much thought.

I get so frustrated when I continue to hear this garbage advice regurgitated over and over again by people who have no clue what they are talking about.

Great model for the company you make 3k for app fee's  regurgitate material that is available to all.a local HML in most cases would be better.. and those that have no capital are entering a transaction with a ton of risk and should raise some capital before they venture into flipping.Or better yet do as you say and family and friends to start get track record..then they can go to any myriad of HML who's rates have really come down..

Today, "wholesaler" is dominated by clueless persons doing nothing special, often regurgitating another "wholesalers" deal who regurgitated another's and another and another, and not a 1 of them with any kind of deal construct, and each expecting a $20k+ payday, disregarding the deal being $100k over-priced. 

It simply and factually is wrong, even if what I am saying goes against the grain of what all of you keep hearing the "experts" keep regurgitating over and over and over again!

Some are helpful and will provide guidance and clarity, but most simply regurgitate information that can be found for free online. 

You just can't argue with data.Now, I am not writing all this to force ANYone to change their ways.The ONLY reason I am writing this is to let everyone know that what EVERYONE regurgitates over and over again is actually FACTUALLY wrong.. and now you know.NOW it is up to you what to do about it.Again I am not trying to convince anyone to change, .. all I am doing is educating so you now know WHY what you are doing is not working.
