We drew a line in the sand and wouldn't deal with folks like this but the reviews took a beating.

@Drew Sygit  has a very nice description that will hold for basically all markets.. maybe he will see this and post his  ABCD model..

I drew up a land agreement which stated that I allowed 30 days for buyer to pay rent or the contract could be terminated.
