I am also a man of principals, character, honesty, as well as fun, personable, and just all around good vibes.

The only statement I think it makes is about their stupidity and lack of character.

I can speak for the character of Location rentals.

Basically it can ruin the character of the area. 

That's what I'm getting at.Yes I understand how different "characters" of income are taxed differently.  

Lazy River, water slides, gym, restaurant/ bar, etc).Themed rooms - make the bedrooms attractive by theming them with characters (Disney, Harry Potter, Star Wars, etc).Games Room - these are often located in a garage conversion or a left area.  

Positive landlord references No evictions Cash available for security deposit and first month’s rentNo Pets allowedSublease and sharing, airbnb not allowed,Reusable tenant screening not allowedEvidence of responsible character … i.e. reference letters, follows instructions, no lying, shows up on time, no major criminal record.

And read read read on those doing what you want to do, those whose character you want to have, those who lead like you want to lead(or be led).  

No sane seller is going to announce specific terms of seller financing without knowing who the buyer is, the buyer’s character and his experience and financial wherewithal.Then there’s the seller’s “children.”
