There's only about 2 types of work permit I know: closed  vs opened work permit: where the former has a condition of which employer the holder of the permit can work for (it's specified on the document); while the latter does not have that condition; hence, the holder of the open work permit can lawfully work for any employer.

Lastly, ADUs are allowed for NON owner occupied properties, opening this strategy up for investors who could convert a SF into two units. 

It is a tough market but the money is insane so people just open business and run until they get caught and sell and open again. 

Instead, they bought homes and lost money, then acquired Open Door and lost money.

I reached out to my investment advisor who pointed me to a couple books that opened my mind to the other possibilities.

The bathrooms received a luxury makeover with marble countertops and custom fixtures, while I also reconfigured the layout to create a more open and inviting space.

So for example if I rezone from RS-3 to RM4.5 and add a basement unit (4th unit), maybe I can then add a ADU above the garage, or do another studio in the basement, once the citywide program is opened up?
