Oak was only rarely used in US housing built in the 1900s as framing lumber, for the simple reasons that most varieties of oak don't tend to grow straight, oak grows much slower than most pine species, and oak is usually extremely heavy.

They used to do the hardwood floors (tends to be heart of pine for victorians and more newer older houses tend to have oak) right on top of the floor joists.

The older homes, that were built in the 20's and 30's down here were built using dade county pine which is an extremely hard wood more resistant to termites and rot although those houses obviously were not built with all the current hurricane strapping, tie downs etc.

God knows where he got it all, he didn't even know where when I asked him for full size pics for website.. he mentioned he had thousands, yeah, almost all except a handful (6 to be exact) were miniature thumbnail size.
