What is the layout and what are you losing by adding in the half bath? 

Sorry if I offended you as a PM....Clearly I'm not happy with my PM, but let me lay out your points of what a PM does and explain why none of that is happening:-tenant comms - they put contractors in touch directly with the tenant for repairs. 

Are you looking for something that is already divided or are you open to the idea of finding a SFH with the right layout to divide it yourself?

@Jerad GrahamHouse hacking properties should have features like a quadplex with 3-4 bedrooms, flexible layouts, private entrances, and amenities.

I also have no lawyer so, requesting of tenant to contact with my lawyer is not an option.There is only one window in the unit because of the layout of the unit, it is not zoned as legal unit so it looks like one big corridor with a door on one end and window on the other end.
