I plan on managing myself at first so that can improve my cash flow.As transitioning military it’s a 9 month process so I have a fairly inflexible moving time frame.Of course once I’m established in the area I can pick and choose a second house hack based off of it being a good deal and the numbers working well.It’s the first house that has me a little concerned with the transition.

This gives you the ultimate in flexibility in life, which is typically what most people actually want.Legacy:  If you want to pass something down to your heirs, then flipping is taxed at your highest income rate, so those nice profits get quickly eaten by the IRS.

Option #1:  Tell the tenant that because of the utilities' service call inflexibility, I can no longer provide them access during business hours and therefore they must leave their account active all year.

My firm uses The Work Number, and it works fine 85% of the time, and is completely stupid/inflexible the other 15% of the time... which means I have to do it the old fashioned way: pick up a phone, send an email, stay on the phone until the email is confirmed received, and do not hang up the phone until the HR person commits to having it done within the next 45 minutes, and set a timer for 47 minutes to follow up if it isn't done.
