It is just my opinion but, one of the things you might want to do is start by talking to a lender (after you've made some local contacts in clubs etc to immerse yourself in 'the culture' with the experienced).

I immersed myself in this business for many years.

Listening to the podcasts is a great way to immerse yourself into the REI mindset.

I know you received a lot of help so far and that's good, but you need to immerse yourself into the investing world and really learn the stuff yourself.

It's nice to be immersed in the area and if anything, have boots on the ground.I'm currently RE licensed and investing in CA but also plan on getting licensed here in MI while i'm building my connections.

I've been sidelined over the last year viewing real-estate investing as something I'd like to do in the future, but without taking the actionable steps to immerse myself in the learning process and the network/community.
