I'd network and figure out the hot spots, the areas people are in

When I started real estate in Arizona everyone wanted to live in Ahwatukee, then it moved to Chandler, then Gilbert, and now Queen Creek has been the hot spot.

Do you have any advice on any website or sources or any strategy I can use in order to see if a certain area is a hot spot for renters?

In my last post, I mentioned that Toledo has been making some big strides lately and has a become an investor hot spot for out of state investors.

Union County, adjacent to Charlotte is also a super hot spot! 

It's a rougher area but between Stanley Marketplace and the Fitzsimons campus, so a lot of development going on around those hotspots.

Price of housing is much lower here than other millennial hotspots like Austin, Texas or Nashville, Tennessee.

We also have a lot of quality multifamily properties in the C & B neighborhoods.Toledo has been making some big strides lately and has a become an investor hot spot for out of state investors.

Maybe the location is not desirable but you put a home like that near a destination hotspot and you would be looking at much higher revenue. 

I think AirDNA becomes far more accurate in heavily competitive markets (vacation hot spots).
