@Pixel RogueI agree with @Jonathan Greene about the difficulty of BRRRRs these days.

That said David Greene just gave a good analogy.

We also have a bank account at a smaller Chicago community bank, but there technology isn't as good to be honest.I think @Jonathan Greene's main point is don't step over dollars to pick up pennies. 

Renting it out while strategically leveraging the equity could be the best path forward.As @Jaycee Greene said, DSCR looks at your credit rather than DTI.
