For this small gesture of not hassling him when the rent was late 10 years ago and just quietly shifting his payment date in my mind, I've had a tenant who tells me when things go wrong, keeps the place clean, communicates well, shovels his own steps, and takes the trash out.

I really shouldn’t care as it’s such a small amount and I feel like the “out-the-door” price is more than fair, it just pisses me off because they were late, one of the cuts was slightly off (which hopefully shouldn’t be noticeable because we’re adding a backsplash), and I even bought them dinner as we ordered out and I didn’t want to be rude and thought it was a nice gesture (they ended up not eating, just finishing the job, and took their food for the road).

I think you are doing something nice and totally appropriate, but it's important to keep things professional and sometimes the line is blurry, but a kind gesture never hurt anyone.

I used to be a tenant, and any such gift would for me at that time have been a slap in the face, a coldly calculated gesture designed to manipulate me into feeling better about being overcharged for rent.

Legally it appears that your landlord is in the clear and they would not be required to reimburse you for this, but if you are a good tenant, perhaps they would as a goodwill gesture.

On the other hand, If they are a good tenant and you want to take care of them (and are cashflowing) it would be a nice gesture to just do it for them.
