You can look at areas like Laveen, Buckeye, Casa Grande, Apache Junction, Maricopa, etc and find lower price options. 2/2 are more affordable and may have better RtV.

My plan is to take a 30k distribution, use it for a casa, regular BRRRR deal, and pay it back before 3yrs.

@Paras Newbe don't make the mistake of shopping for the cheapest price and assuming all PMC's offer the same service as a commodity.If you compare PMC's start with their processes - how they do things.

I would expect CASA, Habitat for Humanity, and similar organizations would compete with you.

You may also want to keep an eye on properties on the fringes of the city/county in areas like San Tan Valley, Coolidge, Apache Junction, and Casa Grande to name a few.As prices rise, cash flow has become a bit more challenging, but appreciation has been great as Maricopa county is the fastest growing county in the country and Phoenix has seen some of the greatest rent appreciations in the US as well.
