The BP podcasts make me so motivated and then depressed because I keep getting stuck at some point in the process.

There is lots of big money investing in Detroit's recovery but still many depressed neighborhoods that have not yet rebounded like many other areas.

Unfortunately, my other uncle grew older and more depressed and proceeded to neglect the house of his older brother for years. 

If you think there will be another recession/depression in the future that would bring house prices with it, sell.

It depresses me and makes me more negative of a person.

What happened a decade ago, was likely a once in a lifetime experience, much like the great depression was a once in a lifetime experience for those that lived through that.At some point we will have another housing crash that is as significant or greater, it is just likely to be after I am dead.

Detroit has been depressed for decades.

We will see another buyer's market someday.Until then, I'm looking for buy-hold properties that have value-add opportunities to provide some cushion if we see prices depress in the next 1-5 years.
