We are trying to cut costs on the ones we are doing now, but still trying to keep the quality high. 

Save $$$, get creative on a rehab to cut the budget, look for cheaper RE, or leverage PM.

You might make less, but you cut a lot of costs, make the 1031 exchange easy and maybe worthwhile.

Just have two small rooms to finish, grout and cut tile pieces for edges.  

suggest you find a different attorney firm to work with...they'll take a cut, but worth it.
