Our lease thats that "The tenant covants with the landlord to maintain the premisis in good and tenantable repair...flower beds cultivated and planted, the lawns watered and mowed, and the shrubs and trees trimmed and replaced as necessary" . 

This is a tough one, I haven't had a lot of success paying people to drive for leads.If you pay per hour, that won't reward profitable activity ( deal making).If you pay by lead or by successful deal, it will require skill & a lot of patience to keep someone long enough to cultivate profitable leads.  

Interacting with agents and clients alike cultivated a feeling in me that said "You should be doing more to help people make sound home purchase decisions."  

Biggest lesson is to always cultivate and grow relationships with investors who will fund your deal.

I'm not sure if you'll be able to cultivate it in a field...it will depend on Tennessee's laws. 

They focus a lot on building relationships with realtor and other partners to help cultivate leads and how how to market yourself. 

And if you are an OOS investor, you want to trust them and cultivate that relationship. 

Go to meetups and cultivate agent referrals.

Either you’ll get that one super-motivated seller out of 500, or you’ll cultivate that on-the-cusp motivated seller in 100.
