You can find duplexes under $180K in C-class neighborhoods, in decent condition, that meet or exceed the 1% rule

It would be based on the scope of work of the renovation that you're doing comparing for values in its as is condition and values after rehab 

I am primarily concerned with completing renovations in a timely and satisfactory condition, so I foresee the selection of GC looming large in my project's success.
