I call it that because most commonly the listing agents call me and says "you mother f...." to me in response, lol. 

A common mistake in my area is to ignore Hotel Occupancy Tax.

I want to make sure they can close these types of transactions and are used to working with real estate investors...

This is because DSCR loans do not follow/ pass consumer protection laws. when you live in the property, it creates massive problems for this loan type and the lender which would issue it to you. 

There can also be a lot of bad advice, so be sure you know your local laws before blindly accepting this type of advice.After 30 years of being in this industry, a lot has happened. 

Is there way to direct market to these types of individuals?    

Long term $ can range from 6's-10% range depending on all types of factors - LTV, location, unit count, debt coverage, borrower strength, full doc or lite doc programs, etc..

What made you interested in investing in this type of deal?

I have learned over many years of investing and working with many different types of investors, that there are many different types of Quality Deals, and they are not that same for every investor.
