I wouldn't invest in an area just because you have a child going to school nearby.They will only be in school for a couple of years and then you have a rental 100%Who will be managing the property - Will it be you or will it be your child?

I also require:Rent + Monthly Debt <= 45% of GROSS monthly incomeExample: So, someone making $6,000 per month ($72,000 per year) meets the initial income requirement BUT if they have a $750 car loan, $250 child support payment, and $250 credit card payment $1250 total then $1680 (rent) + $1250 (monthly debt) <= 45% x $6000 (monthly income)$2930 <=$2700 (DENIED)

For example, if a parent co-signs for a child but the child  graduates, gets a job and starts paying the loan that debt can be excluded from the parents DTI as long as there is proof and the payments from the child have been on time.
