Engage an investor-focused realtor/broker in your preferred market (this is not a residential realtor) and start 'tire kicking' the market and properties that fit your criteria.

The Charlotte rental market is experiencing significant shifts, and it’s raising some important questions for both investors and property owners.

Gain is your net sales price minus your adjusted cost basis (purchase price plus capital improvements minus depreciation). 

So if you want to kill it in the PR market, maybe think bigger.
