For expiration dates that require action on my end, I build reminders into my calendar.

If your goal is to fill your calendar with just ANY business, then you should expect nothing more than mediocre results.

However I do need something for calendar and tasks.

If your current guest calls Airbnb or Vrbo or wherever they booked, the platform will cancel and block your calendar anyway until you can prove you are free of bugs. 

We are getting new professional photos but when I look at other listings that have better decor, I don't see them with booked calendars too so worried about putting more money in without confidence of a return.

I'd rather just pay the slight premium to get into the bigger market, personally.Anecdotally, the STR Facebook groups I'm in are constantly full of posts with people in the Georgia mountains panicking about empty calendars. 

So it's an all cash game, with heavy consequences if you don't follow through.There is a calendar on the website that details the properties going up for auction.  

Maybe they wish they were doing more social media, maybe they wish someone would help with their calendar/inbox, maybe someone wants to start their own meetup, maybe they need help paying invoices and bills, maybe it's they need someone to drive them around so they can work instead of driving. 

@G Calendar how did it work out with your property and this BRRRR financing strategy?

I would have placed the date on the calendar and on that date I would have inquired if the offer was still available and whatever date the experienced person had, I would have made sure I was available.
