Way way too often Mrs. wants to stay, but realistically can't afford to stay with one income....and it is just a downhill disaster finacially the longer they stay.   

This is the heart of the reason housing isn't mroe affordable, that landlords bear these types of costs every day.You could probably find cheaper labor, especially to haul away the junk, but not easily as an out of state investor. 

Ron LeGrand recently spoke at a Jacksonville REIA meeting in January 2025 after Cameron Gaskill backed out last minute due to health issues.

When you add that: "The downpayment and closing costs would be one large hurdle"; I can't tell if you can only afford to do this once (thus tying up whatever you have saved) or multiple times.  

This would mean that generally the households in that area wouldn't be able to afford more than $1125 per month. 

Moving inland, Dover presents a more affordable option with rising demand for multifamily units and a steady rental market, though its short-term rental potential is less robust than coastal towns.

If there is a large amount of equity, one party may have to buy out the other - if they cant afford it/cant qualify, then the property is sold.I deal with this frequently with mortgages. 

Their company is pretty great at not responding to their communities people , not following local law yet alone their own lease agreements The uptick of lot rents I get it it’s business but also driving out affordability for people which again it’s a business so some may say that part is just the territory , but not following lease agreements , hiring poor management and then doing nothing about it when it’s escalated is a reflection on their business aswell   best of luck. 

But it's rapid price growth and sales activity could indicate a more volatile market, with the potential for corrections if demand slows as affordability becomes an issue.
