It'll most likely be in the southeast unless something local drops in my lap. 

My friend @Jason Wagner has a great report that I can share with you that shares on different neighborhoods are appreciating.I personally like the South East Corridor (Washington Park, South Shore, Woodlawn, etc.) and Garfield Park. 

I really like southeast area around southcross rd, older neighborhoods and close to downtown.

My connection with the previous owner, who happened to be the president of the Southeast Iowa Property Owners, Real Estate, Investment, and Landlord Group—an organization of which I am now the president—played a pivotal role.

In my Southeast US rentals years ago my SD was 1 months rent or between $800-1,000 here in SoCal it is $1,750 which is about 1/2 a months rent.

Does anyone have any suggestions of other cities (in the Southeast preferably) where there may be decent numbers ...

South East panhandle area someone mentioned being expensive for a dive.

Anything on the west side of Downtown is already very pricy and won't cashflow so you're most likely going to look at the East and SouthEast side.
