I'm an avid reader of BP but I'm also a self-taught investor like many of us here, barely 3 yrs deep into REI, so I'm certain blunders abound.

We used to do it and TBH barely anyone used it. 

And of course its not all little house flips.. we have bare land flips going ( really like that ) and we have development deals going  those are right in your neighborhood :)  And of course are much bigger deals more like 7 figure fundings for housing subdivisions..

Most Turnkey providers only do the bare minimum to maximize their own returns, which can lead to issues down the road.With Value Add properties, you control the rehab process.

It just proves it's possible.Let me give you an example.You spend $5K to send out 3,000 mailers, and you barely make a deal.

We are barely making the minimum payment on the National Debt while we continue to print/print/print money.

At a bare minimum, I would consider filing a complaint with the state licensing board, but only if you have written evidence (email, text, letter, etc.) showing that you instructed them to install security and they failed to follow your instructions.

is the 'gravel' on the shingles coming off (ie are there bare asphalt shingles)? 

We have to keep in mind flippers have a bad reputation of doing the bare minimum and making loads of money (which we know isn't true).It would be hard for me to recommend remodeling it without spending more time on it.
