But I have close to nothing to offer as collateral, and no liquidity for a down payment.I would search for an answer to this question if I could think of the right way to phrase it in a search string, it's probably a stupid question, but here goes:Would it be possible to offer something MORE secure, thus making lending to me less risky, than merely allowing them to become the 1st position lien holder?

But based on the city records, the plot is zoned to allow it already (obviously would triple check that with someone in the zoning office before converting anything), the zoning regulations explicitly specify that plots with that zoning can do multi-family without any special allowances (I believe "of right" was the phrase used).If it is already zoned to allow either, is it still possible for the city to say, "Hey, I know we said you didn't have to ask for special permission to do multi-family here, but we really would rather you keep it as a single unit."?

We just had our own personal door code and it makes us feel a lot safer with guests in the house.One of the best things we did when screening guests is we would send them a "welcome message" which reinterated rules such as-Don't park in the driveway-Take your shoes off at the door-etc.and hidden (smack dab in the middle) was the "secret code phrase" that they had to reply with to confirm they actually read the welcome message.
