Local PM here - we have multiple development projects we are gearing up to sell, both small multifamily and townhouses should you want to take a peak at them.

The only issue I've had is a small period where the laundry pods would always be empty at turnover. 

Why do you think purchase contracts are so long and have such small print?

I've done this with my properties because I'm well known in my small town and don't want people to know what I own.LEGAL PROTECTION: By placing your assets in an LLC, you are legally separating them from your personal assets.

I own my primary residence in the Houston area (~$700k - 5 bedrooms, 4 and 1/2 baths, 3,500 sq. ft.) and a small rental property (1,500 sq. ft., $1,900/month).

Go where the population is growing 5-10% per year (even though it is a small denominator) over chasing year 1 cash flow in a stagnant/declining market.

There is also an ad on small "house" which is also being rented.

I am in the same boat.I have a bunch of SFH and I am looking to consolidate in many quads or 1-2 small apartment complexes(5-20 units).
