Perhaps the stress might then start getting to you and lead to an illness & expensive medical treatments that weren't fully covered by insurance.

The real estate agent actually told us that he was terminally ill - which we (my wife and me) later found out was not true.

We’re about to close out funding now on a project so once that closes ill shoot it over.

There could be other factors that fit as well, missed payments, illness, job loss, vacant, poorly run rental.

Ill let you owner occupying multi family properties is what got my wife and I to FI, what makes house hacking so great is the baby steps to  becoming a full time real estate investor. 

I know of people that disregard this rule but it's ill-advised to do this because if the lender finds out about this fraud, they can call or the whole amount of the loan to be due. 

I figure not everything is ill need replacement at the same time and therefore budget less than 10%.
