Moving a little farther west to be closer to 95 and you'll land in Little Haiti, Liberty City, Allapattah, Little Havana which will get you a little more bang for you buck (although now I wouldn't even be too sure with these prices) but the neighborhoods will reflect that (take that how you please).

If you're going the umbrella insurance route, make sure it will cover you for several things including just the routine slip and fall (like mold or earthquake).

There is always a risk of loss, the hard asset can become worthless (such as if it is destroyed by an earthquake and you don’t have earthquake insurance), or you could find yourself with an asset that is thrown into negative cash flow if the market turns against you.

So if you buy it to rent, then will you find someone who is working and able to pay monthly. this is a big problem in PR. as far as natural disasters, there are summer storms (hurricanes) and right now we are dealing with earth quakes in Southern PR near the Ponce area.

* What requirements and contingencies (i.e. umbrella and earthquake insurance policies; ex to forfeit some or all of her share of equity to make me whole, etc.) would you include for protection against possible forms of loss (i.e. lawsuits, natural disasters, mortgage default, property neglect/deterioration, etc.?

Some SFH HOAs will offer certain group hazard insurances, like earthquake or windstorm, but that's not much of a factor in this area yet.
