I wouldn't even entertain something like this personally. 

Let her out of the lease, don't play ball or entertain this.

For older demographics, consider the availability of medical centers, entertainment, and restaurants.Buildings/Permits: Assess the city's growth compared to previous years.Determine if the city can accommodate future supply.Government Regulations: Examine the city's efforts and the type of businesses they are targeting.

Plus entertain him when he comes to town ( I get to tag along for a very nice meal as well LOL )  

Either way communication is key, if the tenant is not communicating I do not even entertain the idea of working with them.

For example, if you're making offers with a low down payment, how can you set yourself apart from other offers a seller may be entertaining? 

If they just unilaterally did it, without penalty, I doubt I'd entertain it as they sound like flakes.

In general people want their feelings stoked and entertainment.

Perhaps they would entertain it as part of the deal as a cashflowing rental for them?

To my point, that is a very specific type of investing, and obviously the worst of it is being shown for entertainment.
