I’ve heard of being able to get like 10-15% down payments for secondary residences (meaning you live in it for some of the year) But I think at that point some would argue that it would make sense to just wait, and put down 20% to avoid paying pmi.

So, if you didn’t supply the ac unit it could just as easily be argued that the unit is failing and pumping heat into the unit creating the condition(tenants fault).

No one arguing for rent control, rent stabilization, or "just cause" nonsense understands basic economic concepts, and holds beliefs that are fundamentally opposed to the principles of liberty and freedom, upon which the US was founded.It would be great if we could just laugh along with them at the joke, but their efforts and scare tactics are still getting implemented and causing long-term harm.

Just make sure you have a consistent policy for expensing items under this threshold, as the IRS looks for that consistency.In your case, if the Polyurea flooring is just making the garage look nicer and not really improving the structure or extending its life, you could argue it’s a repair.
