(Every tax deed auction I've been to requires that you prove that you have the cash when you arrive to even get a bidder's paddle, and also requires cash payment for whatever you buy immediately after the auction ends.)If, by some chance, you found a tax deed auction that allowed for a longer window of time to pay and financing was allowed, then about the only types of financing that I could see even possibly working would be private money (from someone you actually know - like a family member) or maybe hard money (though that'd likely be a stretch too).

Also I lost money on almost all of them and was happy to walk away at a loss just to be done mentally.Also as a PM company the amount of moving parts that happens reminds me of a duck crusing across the water.. on the surface everything is smooth and easy and under the water the feet are paddling like crazy...Then if the PM doesn't pick up the call on the first ring the owner says "They suck they never answer" We do an on-boarding orientation with our owners now to set the right expectations so they know what our role is and what their expectations of what we do so to lessen miscommunications on both sides..

My quest has now led me to expanding my thinking, and possibly making deals with Banks that own land, or individuals that own land and then obtaining loans from them to develop these lots/land.As my father always said: "Real estate is like the ocean, no one or no entity can control it all, and the best way to become part of it, is to simply paddle out and catch the next wave to ride."
