Aloha Abigail..... there is a little unknown fannie mae guideline that I point out to the Brokers that I work with with this exact situation... see below to complete the renovation look for a lender that does a fannie mae home style renovation loan and use the guide below for qualifying purposes Children wanting to provide housing for parentsIf the parent is unable to work or does not have sufficient income to qualify for a mortgage on their own, the child is considered the owner/occupant.

You should be able to get a "fixed price" with some clauses for unknowns that no one can see until you starting digging or tearing open walls.

LOLNot mentioned tools I'm aware of but don't know much about;  myreipro (vaguely remember it has some amount of lead management as well as leads of unknown bredth),  rebogateway I had this long time ago has mapping UI you'll have to look at their website.FWIW there's an agent oriented comparison of REI lead sources on reitipster a good site to read...

I'm wondering if I should skip the lead inspection.The seller marked "unknown" in the sellers disclosure: Seller has no knowledge of lead-based paint and/or lead-based paint hazards in the housing.Seller has no reports or records pertaining to lead-baed paint and/or lead-based paint hazards in the housing.Is it enough that I provide the tenant with:Lead paint disclosure (have them sign/initial): http://www2.epa.gov/sites/production/files/documen...Pamphlet: http://www2.epa.gov/lead/protect-your-family-lead-...Are there any other special laws or certifications I need to get before leasing?
