As long as you have exit strategies and the property is cash flowing, I would feel confident in utilizing this strategy.  

But I don't want to waste other people's time and would definitely feel a lot more confident overall if I knew that the money was there. 

Insurance up the most you can to feel confident and ready.

I will be required to travel to take care everything.

I agree 100% - part of the problem is a lot of RE investing these days is marketed as a get rich quick scheme where you'll be able to buy a few rent houses, make monthly passive income, retire and travel the world.

He liked to hike, fish, camp, travel, do home projects, etc. 

I am hoping to like many others build up a good retirement through real estate and are looking for opportunities to learn good practices, soft skills and gain confidence and build repeatable systems that can scale. 

And are you confident in underwriting deals under this structure?

Is the certification a recognized option that you have obtained additional training that instills confidence in real etatinvesting?

Multi-family can work out but if you're marketing to travel medical professionals, many of whom work nights and sleep days, you'd need to be able to provide a relatively quiet space and that can be hard to achieve in multi-family properties.
