In my area there are a few very well priced townhomes/condos with low HoA fees in superb school districts that are in need of some light manageable rehabs (flooring, Paint, cleaning) that I would be able to accomplish myself and seem as the route I want to take as my first rental property.Any feedback is appreciated

You don't need another degree, but you do need to start practicing the analytical skills that you will apply in the new role. 

That's just my opinion though, I'm sure you were looking for more of an analytical answer.
