Also the TH layout may be more suitable for a roommate situation.Although there are some condos that look affordable, by the time you factor in the condo fees and the potential difficulty in selling them, they look a lot less appealing.

Like maybe targeting people who bought properties during the crash because the numbers made sense but are realizing they are ill prepared to manage their investments or can't find suitable management.

Often in good ROI rental markets foreclosures bring down the values and in many places suitable for turnkey rentals the house prices are often less than the rehab costs.

When you say hands on, do you mean I will have to be handy around the properties because vendors will not visit, or will I have to break up incidents and other problems?

I never got to the point of putting out a physical sign because I found a suitable tenant within a week of posting the ads.I ended up getting a number of inquiries pretty quickly but I'm not sure where they found the ad since they all emailed directly.Thanks for everyone's input.
