New member in AZ looking to invest in retirement properties

Currently living in retirement community in Surprise, AZ.  Have a small rental (1 bedroom, 1 bath) about 5 miles away also in a retirement community.  The house was a foreclosure which has appreciated nicely the last 2 years.  I would like to invest in another rental in the same neighborhood. At some time in the future I would like to downsize, rent out the home I am living in now and move into one of the smaller places.  The area is good for winter visitors and I could rent for the winter months and make as much as a year around rental.  My financial advisor does not approve of my plans.
