If you “manage” the real estate ie pick the plumber, electrician, painter, contractor tenant ,etc and all are paid by the Ira-is that considered prohibited- I don’t think so.

That is not a bad thing, but you will need to work harder to find something with a little meat on the bone.Another option is to work through a reputable wholesaler and find something "lightly distressed"....more of a cosmetic rehab.

thank you guys for your reply...yes I'll wait until deed gets transferred to my name...also, when i turn water on, I'll make sure that i have a plumber and 1 or two other ppk with me.i hope that since this is middle unit ob brick row houses without basement, it should be all right...but better to have things ready...also to have electric on before water.

Especially in the case of a condo, then you just need to check email / phone calls from tenants and send out a plumber, electrician or handyman if there is a problem -- no need to swing the hammer yourself if you are self managing.

Without it you won’t get far.Not sure how real estate got the reputation for investing with no money but all investments require money, otherwise it’s just a job
