Since I work at night I see when new stuff gets posted because I'm always refreshing during breaks and seeing what is coming in filtering by newest properties.

I am at a point where a quick refresh will up rent $125-$150 per month.Once you lock in on a price with him (if you can get there) you could view the units with an inspector assuming you are going to have an inspection completed.

I already posted this once, but I wanted to refresh the thread to get some more feedback.

Does each unit and the outside of the building need refreshing?

Money was great but not physically talking or speaking about real estate really took some of the fun out of the business.Being back Networking, and speaking real estate again is so  very refreshing.

In that case I suppose refreshing a property and then offering for rent is a more sound alternative.

Coming from the same background as yours, this needs a real refresh, passion and hard work to achieve.

You anticipate some vacancy but you haven't built in a cost to refresh the unit.
