Hi Ken, I work with investors in the South Bay and as I'm sure you are aware of you are paying for the dirt in Redondo Beach, Hermosa Beach, and Manhattan Beach so you can't really compare the numbers compared to other areas, especially other parts of the country.

There are possibilities of lower prices with higher cash flows but the neighborhood is something that you have to be ready for you.A lot of NJ and NY (Manhattan, Queens, Brooklyn)  is not like much of what I see on BP where people buy and invest with small money (below 500K).

They've also surpassed those pricing levels and gone beyond.West Orange doesn't have it's own train but does have walkability (in certain places) to the Highland Ave Station but it doesn't have full time service into Manhattan like most other stations.
